I bought this house almost 3 years ago.  I told the realtor that I 
wanted property with no covenants.  His reply was that I would not be 
buying any property then.  According to my realtor this state 
(Washington) requires that all property have a covenant in place. It is 
standard "boiler plate" and in my case does not limit what I can and 
cannot do.  I don't know what other states require a covenant to be 
written and in place for property but I would bet it is most if not all 
states.  Unfortunately many HOA's have gone to extremes on those covenants.
